Phasing Acoustic Work in Occupied Buildings
By Thermofriz Team · Updated 25 October 2026
Phase an acoustic retrofit around occupancy, access, dust protection, services, substrate readiness and inspections of concealed work.
Begin with operations, not only construction duration
List the activities that must continue and the hours during which intrusive work is possible. Consider teaching schedules, office confidentiality, live events, production and circulation routes. Agree how people will be separated from work areas and how noise, dust and deliveries will be managed. A programme that ignores these constraints can be unrealistic even if the installation itself is straightforward.
Complete the dependencies before closing finishes
Acoustic systems may depend on a dry substrate, completed service routes, suitable supports and approved junction details. Identify unresolved leaks, damaged construction and work by other contractors. Inspect backing, framing and seals before they are concealed. Late service alterations can compromise a completed acoustic boundary or leave patchwork finishes. Schedule coordination and inspection as explicit activities rather than assuming they happen between trades.
Handover usable areas in a controlled sequence
Define when an area can return to use, what checks are required and how outstanding defects are controlled. Retain records of installed materials and approved changes for later phases. For projects with measured acoustic requirements, agree representative acceptance conditions. Thermofriz can discuss phased contracting packages where the room’s continued operation matters as much as the final material selection.
Project checklist
- Occupied activities and work hours mapped
- Protection, storage and delivery routes agreed
- Enabling work and service interfaces complete
- Concealed work inspected before closure
- Area-by-area acceptance and reopening defined
